Where landlords use the Model Tenancy Agreement, responsible tenants with well-behaved pets will be able to secure leases more easily

Landlords are required to have electrical installations in their properties inspected and tested at an interval of at least every 5 years. Landlords have to provide a copy of the electrical safety report to their tenants and to their local authority if requested. Do you have a current Electrical Installation Condition report that confirms the property is safe to live in?

There has been a cap on the deposit that the tenant is required to pay at the start of the tenancy. If the total annual rent is less than £50,000, the maximum deposit is 5 weeks’ rent. If the annual rent is £50,000 or above, the maximum deposit is 6 weeks’ rent.  Content

Since 1 June 2019, landlords and agents have been unable to charge a number of fees in England for new tenancies signed on or after that date. As of 1 June 2020, this ban on fees has extended to include most existing tenancies as well.

The tenant fees ban is wide ranging and bars most fees from being charged. Landlords and agents will only be able to charge for payments defined as permitted in the legislation.

Letting and managing agents are required to be a member of a redress scheme. These schemes deal with complaints made by tenants or landlords about agents. Essentially these are Ombudsman Schemes.

This means that both landlords and tenants the right to independent redress if their agent cannot resolve a complaint to their satisfaction.

An EPC gives a property an energy efficiency rating from A (most efficient) to G (​least efficient) and is valid for 10 years. As of April 2020, all privately rented properties must have an energy performance rating of EPC Band E or above (unless a valid exemption applies) prior to being let out. Do you have a valid energy performance certificate you can give to anyone marketing your property to tenants?

As a landlord, you must, by law, have a gas safety check every year on all gas appliances and installations owned by you in each of your properties. Do you have a current gas safety certificate you can provide to your tenant before they move in?
